We had tackled a linear corner plot similar to this one before where we had developed a single 280sqm apartment per floor. The objective here was to develop 30 units of 110sqm on 15 floors within a similarly linear lot.
The increased number of car park (1 per unit, totaling 30 cars) coupled with the 8m width of the plot after setback, forced a layout strictly developed based on the parking layout which is planned around two car lifts.
Efficiency, budget and optimization were key to the design of this project. The narrow frontage would have been a handicap had we opted for a single core building. We designed two separate toothpicks like structures, with very simple elevations that reacted to orientation and privacy.
The two plans (2BR units) follow the same logic but are inherently different in the positioning of the functions, especially for the loft like reception space.
The end result was 3,300sqm in slim residential towers, served by 1,000sqm in basements and Pilotis ground floor.
