The client asked for a mixed use development on this 10,000sqm lot in the recently urbanized Jnah district. The lot allows for 24,000sqm above ground BUA, on top of a 5,000sqm hypermarket, and 45,000sqm of basements housing parking, services and technical spaces.
This quick design exercise translated the maximum possible area in retail on three levels (B1, GF, FF) achieving 12,000sqm in GLA. We also fitted the rest of the BUA into 8,000sqm of residences divided onto four seven floors building, plus 4,000sqm of offices space.
We developed functional and workable layouts for all functions as well as a quick proposal of how the external volumes would be expressed.
