An urban design and master plan project for a 30,000sqm lot within Emaar's Beit Misk village project. The program called for a mix between private villas and shared townhouses totaling 32,000sqm of sellable BUA. A very delicate project, tightly knit and connected to the overall master plan at large, and to its immediate neighborhoods more specifically. We had to react to a huge number of parameters such as view corridors from within the project and relative to the immediate already designed neighborhoods, vehicular/pedestrian accessibility of this village like project, programmatic distribution, connecting to the neighboring plots/developments, accounting for BM's continuously upgraded specifications in matters of environments and services,  parking capacity, optimized use of the terrain slopes, construction timelines, sales and marketing requirements....The project in fact became a series of smaller highly complex buildings/villas exponentially increasing the need for rationale to organize its design developments and its deliverables.
